ASHBY ARTS SPACE CAFE

PROPOSAL

The cafe will be housed within and work in coordination with our vibrant community arts event venue and audio visual studio located at 2035 Ashby Ave in the Lorin District of South Berkeley. 


We are a multifaceted enterprise, dedicated to advancing artistic careers and providing a wide variety of public performance events. The cafe space available will be the outward and daytime face of the Ashby Arts Space.  


It is located in a central, highly transit accessible setting, one block from the Ashby BART Station. We are interested in supporting and helping coordinate with the buildout of the cafe space in order to make it as tailored as possible in terms of design, construction, and amenities for the needs of the future cafe enterprise. 


The location already possesses an ADA bathroom and push button front door. It is our preference to find a tenant interested in operating between 3-5 days a week to start with regular hours and the ability to open sometimes for evening events at least one or two days a week. 


Our aim is to have the cafe provide beverages and possibly light food for events in the Ashby Arts Space, located in the rear of the building. We would like to coordinate closely to offer patrons an unparalleled cafe experience, especially as the business will be a mainstay and public face of the building.


Our ideal partner and tenant would have significant experience successfully operating and managing a cafe with modest drink and limited food offerings and a committed desire to work together to secure a beer and wine license. Having unique, readily prepared service with a minimum of kitchen equipment, and easily scalable food options would be a major plus. We want our food to truly stand out and be a special destination in its own right.


We believe this is a great opportunity for the right tenant to launch a cafe business that has high potential for growth and community building, working in conjunction with the arts venue and in a central area where significant housing development and further customer growth is underway.


In the rear garden we currently feature musical performances of many kinds, including indie and folk, jazz, funk, and world music from Latin America to Balkan and Middle Eastern sounds.  We are interested in featuring other monthly formats including jazz, classical, open mics, and improv / theater.

Lease to begin in early 2023.
